Building Lot Clearing: The Checklist Builders Wish Every Owner Followed
Builders tell us all the time: the difference between a smooth start and a nightmare start is the lot. Here's the checklist that separates a builder-ready lot from a half-cleared mess.
1. Clear the envelope, not just the footprint
A foundation crew needs 5–10 ft of working room around the slab line for forms, trucks, and bracing. Clearing exactly to the building footprint creates a tight, expensive problem.
2. Pull every stump in the dig zone
Hidden stumps cost time and money during footing and slab work. The dig zone should be stump-free and root-free before the next crew arrives.
3. Plan the driveway and utility route now
Same mobilization, lower cost. Clearing the future drive and utility runs while the equipment is already on site saves a second trip.
4. Rough-shape for drainage
Water should leave the cleared area, not pool. Final grading happens with pad work, but rough shaping during clearing prevents standing water problems.
5. Handle the debris before the next crew shows up
Stumps, brush, and tree debris piled on the lot are someone else's problem only if you want a change order. We burn (where permitted) or mulch as part of the job.

- Larger or heavily wooded lot: $5,000–$12,000
